How We Can Help You


Whatever the project, we provide comprehensive and impartial advice on the best offsite solution in terms of cost, timescale and suitability.

To consider the right solution, we look closely at the details of the scheme – such as general design, allocated budget, site restraints, associated site development works and other such factors.

Once our assessment is complete, you’ll receive an outline proposal, which includes a detailed assessment of the costs involved, a layout sketch and programme notes.

Up to this point, it’s all free, and with no obligation to pursue any of our recommendations.


If you decide to develop the scheme further, we can prepare a comprehensive specification of works which highlights all costs and any potential issues. This will be charged in accordance with the work required, and will include:

Option comparison

Modular (steel-framed) – from a variety of suppliers offering different specifications

Purchase – new, pre-owned; direct, or through Mister Modular; with or without our finance package offered through Portman Finance

Lease or hire

Repair or refurbishment of existing modular building(s)

Design and Planning

Ensuring all your requirements are included in the final design, including assistance with planning permission

Mains services (existing capacity and potential upgrade)

This includes water, (fresh and waste), gas, electricity, telephone connection, broadband and Wi-Fi

Ground conditions / foundation design

Internal fit-out requirements


We offer a fully hands-on ‘conception to completion’ package, incorporating all aspects of the scheme you’re considering.

If you wish, you can engage us to project manage the entire operation including purchasing the units and engaging contractors, and pay us as the single point of contact.  Alternatively, we offer a service where you, as the client, directly engage the manufacturer (or supplier) and the ground works contractor (if required), giving you complete budgetary control.

As with the development stage, any costs associated with overseeing the project will be highlighted prior to any contract of engagement.


Your project doesn’t have to involve the provision of a brand-new facility. If it’s related to a modular or offsite solution, we’ll provide sensible, independent advice, and source pre-approved reliable providers, for all schemes involving -

Hire (short & long term)

Offering a building from one of the largest and highest quality fleets in the UK, contracts are available from a few months to several years, and free maintenance checks are undertaken throughout the hire period.

Pre-owned / refurbished buildings to purchase or lease

We’ll provide sensible, independent advice, and source pre-approved reliable providers to suit your needs and budget.

Refurbishment of your existing building

If your current modular building has a few issues that prevent you from using it, or exploiting its full potential, we are happy to work with you to fix structural and other issues, and refit or re-work the interior to extend the lifetime of the building.

Relocation of your modular building

If you’re moving to another site but want to take your building with you, we’ll organise everything from start to finish, including all associated site works and mains services connections.
